Payment Policy

At Shadowbrook Tiny Homes, we believe clarity creates confidence. Our simple three-stage payment schedule protects you and keeps your build on track. From the first deposit to final delivery, you’ll always know what’s due, when it’s due, and exactly what you’re paying for.

Build Slot Reservation:
$3,000 non-refundable initial deposit secures your place on our build waitlist.
Payments at a Glance:
50% Deposit – Non-refundable. Must be secured before your build begins.
30% at Completion of Stage 2 Inspection – Paid when rough-in inspection stage is passed.
Remaining Amount Minus $3,000 Initial Deposit at Completion – Paid after your final inspection passed and before delivery.

Accepted Payment Methods

We accept ACH transfers, bank wire, cashier’s checks, and major credit cards (Visa, MasterCard, Discover, American Express).
Secure invoicing: All invoices are sent via QuickBooks with encrypted payment links.
Processing fees: Credit card payments incur a 3% convenience fee.
Financing: Approved third-party loans can be applied directly to each payment.

Change Orders and Upgrades

We understand design ideas can evolve. Submit change requests to your project manager in writing. Any price increase requires a 50% deposit on the change at approval, with the remainder added to your final invoice. Significant changes may extend the build timeline; we’ll provide a revised schedule for your approval.

Cancellations and Refunds

The $3,000 initial deposit and the 25% deposit to begin the build are non-refundable. After production starts (after 25% down payment is received), payments already made will be applied to the work and materials completed up to the date of cancellation. For example, if cancellation occurs before collection of the 50% payment, we will invoice for the work and materials completed up to that point. If 50% payment has been collected before cancellation, we will refund the amount you paid minus work and materials costs already incurred to Shadowbrook Homes LLC. All cancellations must be requested in writing and acknowledged by our team.

Late/Failed Payments

Invoices are due within 7 days of receipt unless otherwise noted. A 2% late fee is applied to balances past 10 days overdue. Builds may pause if a milestone is unpaid after 14 days. Final payment delays after 7 days will incur storage fees of $40/day and postpone delivery until the balance is cleared.

Taxes, Delivery, and Title

Sales tax, if applicable in your state, will be calculated on your final invoice. Delivery fees are not included in your quoted price unless stated otherwise and will be paid before delivery is organized. Ownership title and warranty registration transfer to you only after the final payment clears.
