Why Choose Our Luxury Models

Modern Prefab Design
Layouts maximize sleeping capacity and guest comfort, which directly impacts occupancy and nightly rates. Businesses get units built for commercial revenue, not recreational use.

NOAH Certified
Our tiny homes for sale are certified to NOAH+ standards including ANSI 119.5, NFPA 70, and certain IRC regulations. For buyers this means every home is trusted for its quality, safety, and long term value.
Builder Backed Quality
Units are engineered and built by a dedicated manufacturing team with standardized processes, consistent QC, and materials selected for heavy rental use. This gives operators predictable durability and lower long-term maintenance.

Delivery Natiowide
We coordinate transport and logistics so operators don’t manage carriers or scheduling. Units arrive ready for placement, reducing downtime and simplifying project planning across states.

Explore Market Insights- Coming SoonPrefab Build Process
Building a prefab home shouldn’t feel complicated. We’ve streamlined our process into clear phases. You’ll know the timeline with weekly updates and exactly what to expect at each step.
Planning
When you’re ready to begin your rental property, first you’ll fill out the request form on our website and begin looking into your local zoning laws required for placement.
Consultation
Once your request is received, we’ll reach out to set up an initial consult and go over your preferred model. We’ll also cover build timelines and your responsibilities as the buyer. After the consult, we’ll put together and send a quote for you to review.
Deposit
If you’d like to move forward with your prefab models, an initial deposit is required to hold your build spot in our schedule. From there, you’ll receive updates on the status of your model start date and follow our payment schedule.
Model Build
When your build date arrives, we begin your model and complete the five stages of inspections with NOAH. Along the way we collect payments following our payment schedule and send weekly progress updates. If a bulk purchase is made, we’ll work on multiple units at once.
Completion and Delivery
Final payment is due before delivery is scheduled. Then we work with a third party logistics company to schedule and deliver your home in a timely manner. From there, you complete the final hookup on site and begin renting your new model.
Every Home We Build Is NOAH Certified
Whether it’s a foundation, park model or THOW model, every one of our tiny homes are third party inspected and certified under NOAH+ standards. This means your unit is built to meet national standards for structural integrity, safety, energy efficiency, and livability. This helps buyers navigate zoning, permitting, and financing.
Why Operators Are Going Tiny
Traditional cabin construction is expensive, slow, and locked in. Once it’s in the ground, your options are limited. Prefab tiny homes and glamping pods solve that problem. Units arrive turnkey, ready to hook up and start earning. For operators looking to add lodging capacity quickly and efficiently, prefab is increasingly the right move. Smaller footprint means lower per-unit cost, more units per acre, and nightly rates that often match or exceed traditional cabin rentals in the right markets.
Lower Cost Than Cabins: Tiny homes/park models are built in controlled manufacturing environments, which cuts labor waste and reduces material cost compared to site-built cabins. Operators get a high-quality rental unit without the financing burden of traditional construction.
Faster Deployment: Units arrive finished and ready for setup, reducing timelines from months to weeks. This allows businesses to add rentable inventory immediately instead of waiting through a full build cycle.
High Nightly Rates: Well-designed park models consistently perform at the top of STR and campground rental categories. They offer the amenities guests expect while maximizing occupancy and nightly rates.
Expand Capacity Without Disruption: Operators add units without hiring contractors, managing inspections, or coordinating trades. This makes scaling capacity predictable and reduces operational disruption on the property.

Prefab Homes For Sale FAQs
Where are your prefab tiny homes built?
All Shadowbrook structures are built at our location in Middlefield, OH. It is currently under construction and expected to be completed by the end of March.
What's the difference between a prefab model and a custom build?
Our prefab models are pre-designed homes with set floor plans, dimensions, and standard features. This keeps costs lower and lead times shorter. A custom build starts from scratch around your specific needs: dimensions, unique layouts, or features our standard models don't include. You'll work with our design team to create a tiny home that matches what you want within the budget you need. If you have a clear vision that doesn't fit a production model, a custom option is for you. If you want a quality home without the need for many decisions, then our prefab models are the best choice for you.
What's included in a prefab model?
Our prefab models are delivered with a complete interior and exterior and ready to connect to utilities. Buyers are responsible for site prep, and unit hookup to utilities on site. Please note, some renderings show furniture but our units do not include furniture or things such as TVs.
If you're interested in a shell, and you complete the interior yourself, please contact us for pricing.
How do I get started?
Request a quote or schedule a consultation through our contact page. We'll have a conversation about what model you're interested in, how we can help, what permits and zoning you need to look into, and what the process would look like. From there, we send you a price, collect initial deposit to hold your build spot and begin your tiny home when your slot arrives.
Where do you deliver?
We deliver to the lower 48 states. We currently do not deliver outside the U.S. or to Alaska and Hawaii.
