Zoning and Placement Guide
Before you commit to a prefab tiny home, make sure you’ve confirmed you can legally place it where you plan to use it. Zoning laws, building codes, and placement rules vary greatly across the U.S. so it’s important to understand these details before purchase. Below are a few key points to consider when you begin the buying process.
Dwelling Status
There are so many ways to use a tiny home, whether it’s personal use or income generating. Therefore, it’s important to determine how you’ll use the home. Some areas allow tiny homes as primary residence, while others may restrict them to ADUs or vacation homes. Other jurisdictions may limit their use to temporary rentals or seasonal. Always know how you will use your home before buying.
On Wheels or Foundation
Tiny Homes on Wheels (THOWs) and Park Models are built on a trailer chassis which makes it a semi-permanent structure. Some jurisdictions will allow a NOAH certified THOW as primary living, while others may be more favorable to park models. And there’s many locations that only allow long term living in permanent foundation tiny homes. Whatever your local zoning permits, our homes must follow the NOAH requirements along with local code.
Zoning Department
The placement of prefab tiny homes, whether THOWs, park models or foundation builds, is evaluated by the local zoning department. They hold the authority for approving your home. It’s important to contact them before purchase to make sure minimum square footage, building standards and permits are acceptable.
Property Prep
Your planned property needs the right zoning classification and legal setbacks. You’ll also want to have your site prep planned out for septic, water, and electric. Again, the local building department will be your source for approval of your project. It may sound daunting, but with prefab homes you have the benefit of your home being built while site prep is completed to avoid delays.
Every Home We Build Is NOAH Certified
Whether it’s a foundation, park model or THOW model, every one of our tiny homes are third party inspected and certified under NOAH+ standards. This means your unit is built to meet national standards for structural integrity, safety, energy efficiency, and livability. This helps buyers navigate zoning, permitting, and financing.

Driving Revenue With Tiny Homes
Tiny homes aren’t just for personal living. They also make for high-performing short-term rental units, outdoor resorts, and campgrounds across the country. These are some of the most active regions for investors building tiny home sites and how they’re using them.
Mountain West: States like Colorado, Montana, and Utah have become hotspots for glamping and adventure-focused stays. Campgrounds and private landowners are using tiny homes to offer a more premium experience near national parks, ski towns, and hiking destinations.
Southeast: STRs and outdoor resorts are in demand for the unique, cabin-style stay in the Smokies, Blue Ridge, and Appalachian regions. Flexible zoning in rural counties makes these areas attractive for adding multiple units.
Southwest: The desert is seeing more off-grid retreats. Arizona and New Mexico are having a wave of tiny home builds in areas popular for stargazing, wellness travel, or digital detox getaways. Many of these sites run on solar and septic with high nightly rates.
Midwest: Lodges in Ohio, Michigan, and Wisconsin are adding tiny homes as seasonal or year-round rentals for hunters, anglers, and outdoorsman. With affordable land and less restrictive building codes, operators can scale fast and generate strong seasonal returns.
Northeast: Areas like the Catskills and Vermont’s lake region are seeing tiny homes used as upscale STR units and boutique campground rentals. High demand for weekend escapes are popular in the region.
